The Downtown Gainesville's Magnolia Residences has 39 loft-styled apartments. The studio apartments are unfurnished and have fully equipped kitchen with stainless steel appliances and includes all in washer/dryer in the home and adjustable lighting mirror . This apartment has west facing windows and lets in a generous amount of Florida sunshine. The rent includes water, sewer, trash, fiber optic internet, 24/7 resident only gym along with virtual key card access along with physical key cards. Parking and storage closet are available for an additional fee.

This apartment only requires a $40 application fee per adult, a $1000 security deposit and a full first month’s rent. Small animal/pets welcome. Animal/Pet application and deposit/ fee required, no monthly pet rent.

To qualify you will need to have a monthly household income of at least 3 times the rent. You will also need a 600 or higher credit score and we will do a background check. Any evictions or landlord claims may immediately disqualify you.
