Mike Warren
Mike Warren
founded AMJ in 1977, and has been its President since. A native of New York, Mike came to Gainesville to teach Electrical Engineering at UF in 1974 after completing his Ph.D. at MIT. After leaving UF in 1980, he co-founded an engineering consulting business which he sold in 1983 to devote full time attention to real estate development, construction and property management. Under his leadership, AMJ has grown into one of the premier commercial developers in the Gainesville area. In addition to serving on the board of numerous community associations, Mike has been a director of Gainesville State Bank (1972 – 1997) and Florida Citizens Bank (1998 – present). He is an active “angel investor,” supporting innovative start-up companies through Gainesville’s Emergent Growth Funds, and with his wife Phyllis, a long term contributor to local artistic and charitable organizations. In his spare time, Mike enjoys active pursuits, is an avid cyclist, and a voracious reader. The Warrens have three sons, Matthew, Jeremy, and Andrew, and a daughter Stacey.
Scott Buchanan

joined AMJ in 1995 and now serves as its Vice President. Born in Denver, Colorado, Scott has a BBA, an MBA and has been a Licensed Real Estate Broker for more than 20 years. He holds a Community Association Manager (CAM) license and is on the Board of Directors of the Builders Association of North Central Florida. Prior to joining AMJ, Scott worked for himself on various construction, development and property management projects in the Tampa, Florida area. He thoroughly enjoys fishing, boating, kayaking, snorkeling, pretty much anything to do with the water, spending time with his family, and traveling. He is married to Renee and they have two children, Caroline and Reid.
Anthony Lyons

joined AMJ in 2019 and serves as Vice President. A native of New Hampshire, Anthony started his career in business as the founder of technology companies before a move to urban revitalization & community development. Nearly 20 years later his work has been featured in the New York Times, Fast Company, Washington Post, Forbes and The Hill among many other media outlets. He has served in numerous public sector positions including most recently as City Manager of Gainesville, FL. and has received over 80 awards from international, national, state and local organizations in recognition of various community building efforts. His design sense was informed while attending Indiana University studying Art History, next to an I.M. Pei designed building. In his personal time he has raced in a Sprint Triathlon National Championship, is a two-time All American in master’s track and placed 5th nationally twice, has been married for 25 years and has a very cool high school aged son.
Debbie Truesdale
Debbie Truesdale joined AMJ in early 2009 taking the position of Residential Property Manager and now has taken on the role of HR manager. Debbie brings more than 25 years of customer service and property management skills to AMJ. She currently serves on the board of directors of the North Central Florida Apartment Association and was named Corporate Support Staff Person of Year by the NCFAA in 2020. Debbie holds a Florida Real Estate license, and an active CAM (Community Association Manager) license. Debbie resides in Lake City with her husband James, she enjoys hiking, swimming, cooking and spending time with her family and friends.
Sara Young

AMJ’s Assistant Property Manager, started in March of 2019 and brings years of property management, marketing and customer service experience with her. Sara has excelled in keeping AMJ portfolio leased since her time with AMJ and has a proven track record of leasing experience. In Sara’s off time she enjoys various outdoor activities, traveling, sewing/cross stitching and savors time spent with her family and most of all living life to the fullest with her son, now 5. Sara is also driven by her passion for children’s literature, healthy living and loves quality time spent reading and educating her son, who shares in her passion.
Andrew Theriot
Andrew Theriot joined the Liv Apartments team when AMJ acquired the property in 2016. Since joining AMJ Andrew has led a renovation project on the property with plans to renovated all 208 units. Andrew and the staff he leads at Liv Apartments efforts have been recognized by the North Central Florida Apartment Association as Liv Apartments was awarded with “Renovated Community of The Year 2019”. Andrew currently resides in Gainesville with his dog NOLA and loves watching LSU football.
Donna Reul
Donna Reul, AMJ’s Accounting Manager, joined our team in September of 2012 with over 30 years of bookkeeping experience. Born and raised in New Jersey, Donna enjoys yoga, reading and spending time with friends, her husband Chris and two kids Chris and Ashley.

AMJ’s Commercial Property Manager, started in August of 2016 with 15 years of Property Management experience and 12 Years of Facilities Management experience. Lorri has been a Licensed Florida Real Estate Broker since 1993. She is a 2nd generation Floridian, born in Brooksville, FL, who enjoys spending time with God, her family, boating and tubing. Lorri also enjoys using wellness techniques as well as learning about and practicing healthy living by using local organic produce & meats.
James Doyle

AMJ's Service Manager started in 2012 bringing 20+ years of Maintenance and Management Experience. Born in Atlanta, James now lives in Gainesville with his Fiancé Rose, his 5 kids, and his many Animals. In his spare time he likes to Flip Houses, fish, and spend time with family.
Morgan Anderson-Keller
Morgan Anderson-Keller joined AMJ in 2019 and serves as the Executive Assistant to the President and management team. She brings more than ten years of management and administrative experience to this position. Morgan recently moved to Gainesville from New York City, the place she called home for the last 15 years. During that time, she studied Classical Music at Manhattan School of Music and Education at Queens College, subsequently delving into the world of events and project management.
Juan Delgado
Juan Delgado, AMJ’s Staff Accountant, has over 30 years of experience in both Private and Public Accounting and has a bachelor’s degree in Business Administration with his major in Accounting from NUC University. His service history includes 8 years as an Artillery Cannon Crew Member of the ARMY National Guard Reserve and IRR. Juan moved to Gainesville from Puerto Rico in 2014 and loves the beach, spending time in nature and watching sports, especially the NBA, and is a huge Golden State Warriors fan. He also loves sharing time with his friends, his wife, their 4 children, and their 10 grandchildren.
